Penetrating Damp Solutions

Penetrating damp work finds rain entering through gutters, pointing, sills or flashings on UK houses and flats, then closes that entry. It is for stains that worsen after wet weather at any height. We do not re-roof a whole house on this visit. Request a quote with the form or WhatsApp.

Penetrating damp is lateral water. We trace the entry point, then repair the path rather than painting over the stain.

Symptoms

What people notice first

Patches that worsen after rain and ease in a dry spell

Stains at any height, including above windows and on chimney breasts

Ceiling marks under a valley, a parapet or a flat roof

Green staining or blown pointing on the wet elevation

What's included

  • External checks of pointing, sills, gutters and flashings
  • Internal moisture readings to map the spread
  • Repairs aimed at the entry point
  • Advice on drying the wet fabric
  • A note of what is outside this visit

What this visit does not do

  • We do not re-roof a whole house or rebuild a chimney as a roofing contract
  • A saturated inner leaf from a bridged cavity is specified as cavity work
  • We do not tank the inside of a wall that is still taking rain
Method

How the visit runs

The wet patch inside is lined up with the outside: gutters, downpipes, cracked sills, open joints, failed flashings and render cracks. Readings show how far the water has spread. The repair closes that entry. Where the defect is a roof structure we do not cover, the report says a roofer is required before drying and plastering.

1

Investigate first

We map the stain, take moisture readings, check salts where plaster has blown, and look outside at ground levels, gutters, pointing and the damp proof course line. The damp type is written down before any treatment.

2

Treat the path that is wet

Rising damp, rainwater, condensation, a bridged cavity or a wet cellar each get the repair that closes that path. A damp proof course is used only where groundwater is the cause.

3

Leave a record and a drying time

You get a treatment record and the guarantee that applies to the system installed. Plaster and paint wait until the readings say the wall is ready. Decorating a wet wall brings the mark back.

4
What changes the price

The price moves with access height, how much masonry or roof detail is failed, and whether scaffolding is required.

5
After the visit

Clear gutters after leaf fall. Do not coat the inside until the entry is closed and the masonry has dried, or the paint blisters.

6
What fails if this is skipped

Pointing and rainwater goods are maintenance. A repaired joint fails again if the gutter still discharges onto it.

Masonry cream and internal waterproof paint do not stop water from a cracked gutter or an open flashing. They trap the water that is already in the wall.

FAQ

Questions

These are the questions for this job. Wider damp questions sit on the FAQ page.

All FAQs

It can, if that is where the failed sill, gutter or pointing is. Height does not decide the damp type. Rain does.

No. Tanking the inside of a wall that is still leaking hides the water and blows the finish. Close the outside path first.

We repair rainwater goods and masonry details that are the damp path. A full roof replacement is outside this visit and is written as such.

Wind-driven rain hits one elevation. The opposite wall can be dry. That pattern is a clue it is not rising damp.
