Expert Damp Surveys & Diagnosis

A damp survey names whether a UK house or flat is taking groundwater, rain or room moisture before any treatment is sold. It is for buyers, landlords and owners with a stain, salts or mould who need the cause written down. Request a quote with the form or WhatsApp.

We begin with thermal imaging, deep-wall monitoring and moisture mapping so the damp type is identified, not guessed.

Symptoms

What people notice first

A tide mark or salty plaster low on the wall

Stains that darken after rain, including on chimney breasts

Black mould in corners, on windows, or behind furniture

A homebuyer or mortgage note that only says “damp”

What's included

  • Moisture mapping and metre readings
  • Thermal imaging where the fabric needs it
  • Salt and plaster checks on affected walls
  • A written explanation of the damp path
  • Treatment options set out before any work

What this visit does not do

  • This is a damp and moisture survey, not a valuation or a full building survey
  • We do not repair the plumbing leak itself
  • We do not inject a damp proof course on the day just because a stain is low on the wall
Method

How the visit runs

The survey starts outside: ground level against the damp proof course, gutters, pointing, sills and any path or render that bridges the wall. Inside we map the stain, take moisture readings and check salts where plaster has blown. Thermal imaging is used when the wet area does not match a tide mark or a rain path. The written note names the damp type and what should not be treated.

1

Investigate first

We map the stain, take moisture readings, check salts where plaster has blown, and look outside at ground levels, gutters, pointing and the damp proof course line. The damp type is written down before any treatment.

2

Treat the path that is wet

Rising damp, rainwater, condensation, a bridged cavity or a wet cellar each get the repair that closes that path. A damp proof course is used only where groundwater is the cause.

3

Leave a record and a drying time

You get a treatment record and the guarantee that applies to the system installed. Plaster and paint wait until the readings say the wall is ready. Decorating a wet wall brings the mark back.

4
What changes the price

A survey fee follows the size of the property, how many rooms are affected, and whether you need a written report for a sale, a landlord, or an insurer.

5
After the visit

If treatment follows, decoration waits for the drying readings in the treatment record. If the cause is a gutter or a pipe, that repair has to happen before anyone replasters.

6
What fails if this is skipped

A survey that separates condensation from rising damp avoids a damp proof course that was never needed. The paper is what you keep for a buyer, a landlord file or an insurer.

A pin metre on the surface cannot tell salts from free water, or a bridged path from groundwater. Guessing the damp type is how the wrong product gets bought.

FAQ

Questions

These are the questions for this job. Wider damp questions sit on the FAQ page.

All FAQs

Yes, if the cause is not already obvious, such as a known burst pipe that a plumber has stopped. Treatment without a damp type is how walls get injected when the problem is rain or condensation.

No. A damp proof course is specified only when the readings and the wall show rising groundwater and the bridges have been dealt with.

Yes. We report the damp type and the repair. We do not provide a market valuation or a mortgage valuation.

The age of the house if you know it, which rooms are wet, whether it is worse in rain or in winter, and a photo of the mark and of the outside ground level.
