Method

How the visit runs

We check humidity, cold surfaces, trickle vents and the extracts in kitchens and bathrooms, and how clothes are dried. If condensation is the diagnosis, the control plan is air change: working extracts, and a positive input unit only where the house can take one. Insulation and heating pattern are noted because a cold wall will still mark if the air stays wet.

Investigate first

We map the stain, take moisture readings, check salts where plaster has blown, and look outside at ground levels, gutters, pointing and the damp proof course line. The damp type is written down before any treatment.

Treat the path that is wet

Rising damp, rainwater, condensation, a bridged cavity or a wet cellar each get the repair that closes that path. A damp proof course is used only where groundwater is the cause.

Leave a record and a drying time

You get a treatment record and the guarantee that applies to the system installed. Plaster and paint wait until the readings say the wall is ready. Decorating a wet wall brings the mark back.

What changes the price

The figure depends on how many wet rooms need extract, whether a whole-house system is justified, and the condition of existing fans.

After the visit

Run the extract during and after baths and cooking. Dry clothes outside or in a vented room. Leave the ventilation unit running through winter and clean or replace its filter.

What fails if this is skipped

The mould stays away while the air change continues and the wall is not being wetted by rain. Anti-mould paint on an unventilated corner usually fails within a heating season.

Opening windows and wiping condensation helps day to day. It does not replace a bathroom that has no extract, and it does nothing for rain in the brick.

No. Mould grows where a surface stays damp. That can be condensation, or a rain-soaked wall, or a leak. The survey separates them before any fan is sold.

No. It is for houses where condensation is the cause and there is a suitable loft or hallway location. Flats and rain-wet walls need a different specification.

New windows often close the trickle of air the old frames leaked. The glass shows the water. The fix is controlled air change, not removing the glazing.

Find the moisture, then repair it: extract, heating pattern, or a building defect. Wiping the mould without that step leaves the same corners black the next winter. We do not advise on housing-law deadlines.
